Manvel, TX Growth - Looking to 2024 and Beyond

H-E-B is one of the anchor stores of the long-awaited Manvel Town Center, offering residents and visitors alike an array of popular restaurants, shopping outlets, and entertainment options – other stores opening soon include Marble Slab Creamery, Whataburger, Target, and Burlington Coat Factory, just to name a few.

But Manvel Town Center is only one sign of the city's uptick in commercial activity, highlighted by the issuance of 13 new commercial permits within the past year. As Alvin-Manvel Chamber of Commerce president Cary Perrin put it, “We knew when H-E-B committed, that [was] going to probably open the floodgates for us, and it sure did.”

Improvements to Infrastructure

Understanding the challenges and opportunities that come with rapid growth, Manvel's leadership is proactively enhancing its infrastructure. A notable project includes the creation of a new route from Del Bello Road to Texas 288, providing an alternate path to bypass the congested intersection of Texas 6 and Texas 288 – a crucial improvement aimed at easing traffic flow and making commutes more efficient. In addition to being a welcome improvement for current residents, these efforts set the stage for future new home communities, including Pomona's new sister development, Valencia by Hillwood, with model homes slated to open later this year. 

The city is also ahead of the curve when it comes to investing in critical public services and sustainability efforts, with plans for a new police station and a public works building, along with new water and wastewater plants specifically designed to support the burgeoning Town Center and the city at large. 

Education - The Cornerstone of Community Growth

Education remains a cornerstone of Manvel's development, with Alvin ISD responding to the population boom by adding several new schools over the last nine years, including the new Pomona Elementary School, conveniently located on-site within the Pomona community. The district's growth is a clear indicator of the city's appeal to families, prompting the planning and construction of additional educational facilities to accommodate the increasing student population.

The scheduled 2024 openings of Bennett Elementary School and Iowa Colony Junior High School, with a combined capacity of 1,800 students, is a response to this educational demand, and neighboring Pearland is also accepting applications for 2024 and 2025 at their new K-8 International Leadership of Texas charter school campus.
