A MUD (Municipal Utility District) is a special district that functions as an independent but limited government. A MUD allows the developer an alternate way to finance infrastructures such as water, sewage, drainage, and road utilities. Having the MUD at Pomona provides infrastructure financing, and also funds maintenance and operations costs. Pomona MUD includes water, sewer, drainage, and park maintenance.

Absolutely! As lots become available you can choose the lot that best suits your needs. Lot Premiums may apply depending on the lot location and builder.

Pools may be allowed on a lot-by-lot basis. Pools must be approved by the Pomona HOA.

Pomona is zoned to the Alvin Independent School District, and residents will enjoy the convenience of living within seven miles of both Rodeo Palms Junior High and Manvel High School. Younger children will attend the new Pomona Elementary School, located within walking distance of the community.

The Pearland Town Center and new Manvel Town Center both offer access to dozens of retail stores, boutique shops, and restaurants, and there are wonderful local eateries like Honore’s Cajun Café and Killen’s BBQ to choose from as well.

The city of Manvel has experienced impressive growth over the past several years, and Pomona is growing right along with it! Two brand-new amenities are currently in development: The Grove, featuring a beautiful open air pavilion, dog parks, half-court basketball, and a grove of fruit trees, and The Zone, featuring outdoor pickleball, tennis, sand volleyball, and basketball, as well as an event lawn and a splash pad for the little ones.

Pomona is home to several beautiful pocket parks and miles of trails for walking and biking located conveniently within the community, including The Backyard (voted Amenity of the Year 2023 by the Greater Houston Builder’s Association!) and our Exploration Zone.
