Hillwood Communities Breaks Ground on First Master-Planned Community

Manvel, TX (June 9, 2014) – Hillwood Communities, in partnership with McGuyer Homebuilders, Inc. (MHI), has broken ground on Pomona, its first Houston-area master-planned community located in the heart of the rapidly growing Highway 288 corridor in Manvel, Texas.

Approximately 2,100 single-family homes are planned for the 1,000-acre, $700 million property. The first phase of Pomona consists of 300 homes with prices ranging from $250,000 to $450,000, offered by top Houston builders Highland Homes, David Weekley Homes, Coventry Homes, Plantation Homes and Trendmaker Homes.

Pomona is centered on the Mustang Bayou, which will serve as a heart of the community and create a laid-back, coastal environment for residents. Hillwood plans to leave more than 300 acres of the property open in the form of wetlands and protective waters, and also make improvements to the bayou by planting native grasses and trees.

Construction activity is starting to pick up speed on CR 101, just west of Hwy 288, where Pomona, a 2,100 single-family home subdivision, will be located.

The 1,000-acre project is spearheaded by Hillwood Communities, which is owned by Ross Perot, and McGuyver Homebuilders, Inc.

For Pearland, another year of growth

For the City of Pearland, 2014 was a year of new beginnings. Each month, Mayor Tom Reid and members of the Pearland Chamber of Commerce were busy attending groundbreakings, ribbon-cutting ceremonies and grand opening celebrations. Pearland and Dawson High School football teams squared off for the first time. The long-awaited east Pearland H-E-B opened its doors.

Rise Communities will start construction soon on a 2,700-acre master-planned community in Manvel.

Named Meridiana, the community is projected to include more than 1,300 acres for single-family homes, with more than 60 acres of commercial development and about 25 acres for other development.

Henderson, Nevada-based Rise Communities anticipates construction will start early next year on the project, which will be on County Road 57 east of Texas 288 near Texas 6.

HOUSTON – Rise Communities is planning a 2,700-acre master planned community near Highway 288, about 20 miles south of Houston.

The project, called Meridiana, is projected to have more than 1,300 acres for single-family home building, more than 60 acres for commercial, about 25 acres for multifamily and other significant development.

Rise Communities, based in Henderson, Nev., anticipates having Meridiana underway in 2015. The community will be located just east of Highway 288, near Highway 6 and County Road 57.

After eight months of planning, Dallas-based Hillwood Communities is ready to kick off its massive $600 million master-planned community along the U.S. 380 corridor that will bring 2,400 homes to North Texas.

The 787-acre community — named Union Park — will include a 35-acre park with ponds, trails and woods at the development site off U.S. 380 in Little Elm.

"Our first phase will include 400 home lots, which is a big phase," Fred Balda, president of Hillwood Communities, told the Dallas Business Journal."I think the bar has been raised for master-planned communities in this area. There's an incredible amount of options for buyers right now and there's a lot of tours hitting this corridor."

A Dallas-based company will break ground June 9 on its first Houston-area master-planned community.

Hillwood Communities will begin construction on Pomona, a 1,000-acre property near Highway 288 in Manvel, about 20 miles south of downtown Houston. The new community will include 2,100 single-family home sites.

"It's the next city in the path of growth," Fred Balda, Hillwood Communities president, told the Houston Business Journal. "We are no longer pioneering anything new. Our job is to continue to be creative in finding vibrant space."

Hillwood, the Dallas-based company founded by Ross Perot Jr. to develop the massive AllianceTexas project in 1988, is making its first industrial play in Houston.

The company's Hillwood Investment Properties arm has teamed up with Dallas-based Copeland Commercial to develop Interstate Commerce Center, a master-planned office and logistics park on 51 acres just south of FM 1960 along the west side of Interstate 45. Cypress Station Drive will be extended through to the freeway as part of the project, which will eventually total nearly 718,000 square feet.

"We've been very actively interested in developing and acquiring assets in Houston," said John Thomas, a senior vice president of Hillwood Investment Properties. "We just haven't been able to make a deal work before this one."
